Remove it
Full removal is the choice when you are remodeling, selling or simply want a smooth ceiling. The work area is enclosed under negative pressure, the texture stays wet, and the waste is double-bagged before it leaves.

Cottage-cheese texture overhead? Have a sample tested before anyone touches it. If asbestos shows up, the room is closed off and the texture is soaked, scraped and bagged until only bare drywall is left for the finisher.
Sprayed ceiling finishes sit on DEQ’s friable list, which brings in a licensed abatement contractor and a 10-day wait after the notice is filed. Ceilings in Beaverton, Lake Oswego and West Linn are part of what we do.

DEQ says asbestos material that is not broken, worn, damaged or disturbed poses little or no danger. That changes once a light fixture, a fan or a wall comes out.
Paint can make texture harder to wet and scrape, and a water stain points to a leak that may have loosened it. We check both before we quote.
Oregon asks for at least three samples from each area of sprayed or troweled texture, more than for other materials. If the living room and hallway were sprayed separately, each area gets its own set.
The 10-day clock starts once DEQ has both the notice and the fee. Use those days to empty the room and choose the new ceiling finish.
