Asbestos Removal in West Linn

West Linn is a city of single-unit homes: about 8 in every 10 are houses, and fewer than 2 in 10 are rented. That puts the owner-occupant rules at the front of most asbestos questions here.

West Linn grew mostly in the 1980s and 1990s, which together account for nearly half its homes. Still, about a third of the city predates 1980, and more than 500 homes go back to 1939 or earlier.

Testing

With nearly 8 in 10 homes older than 2000, most of West Linn sits inside Oregon’s survey rule. Asbestos testing shows what your remodel will disturb before a contractor starts.

Owners doing their own work

Live in your own single-unit house? Then Oregon lets you do your own asbestos work with no license and no DEQ notice. For siding or roofing on the outside, that notice exemption holds only when the house isn’t rented, isn’t used for business and isn’t about to be demolished. Waste still needs double bags, a label, a shipment form and a permitted landfill.

When to call a contractor

DEQ recommends hiring a licensed abatement contractor and strongly recommends against doing the work yourself. If you are renting out or tearing down the house, the exemption no longer fits.

The oldest West Linn houses

About 1 in 20 West Linn homes was built in 1939 or earlier. Houses that old can have plaster walls, layered floors and later additions, each worth sampling separately before a remodel.

Frequently asked questions

Does West Linn require an asbestos survey with a permit?

No West Linn permit page we found mentions asbestos. That leaves the state rule in charge, and it asks for a survey before a contractor renovates or demolishes any home built before 2004.

Can I take my own samples?

Yes, if this is the house you live in and you are remodeling it. Each sample goes in its own sealed container to a lab. A demolition still needs an accredited inspector.

Where can a homeowner drop off a small amount?

Metro household hazardous waste, within limits: two 25-pound bags per household per day, sealed in double-lined 6-mil asbestos bags. Over 50 pounds, the waste has to go to a permitted landfill.
