Pre-Demolition Asbestos Abatement in Beaverton

Typical cost in Beaverton

  • Abatement of a whole house before tear-down$8,500 – $25,000+

Demolishing a house built before 2004 starts with a whole-building asbestos survey. We arrange the survey, see that friable material is removed by a DEQ-licensed abatement contractor, take off the nonfriable siding, roofing and tile, and leave the building ready for the demolition contractor.

Demolition permits come from Beaverton’s Building Division, which handles them through the city’s electronic permitting system. Teardowns in Lake Oswego and West Linn are on our list too.

Before the demolition

Whole-building survey

A demolition needs a survey of the entire structure, done by an accredited inspector. Owners who live in the house still need one, because the owner-occupant exemption does not cover demolition.

Friable removal

Ceiling texture, pipe insulation and other friable material must be removed by a DEQ-licensed abatement contractor before demolition. Owners may not do friable abatement for a demolition.

Nonfriable siding and roofing

Cement siding and roofing can be removed by any contractor licensed with the Construction Contractors Board after a five-day DEQ notice. DEQ’s guidance is to take the pieces off whole, wet and without power tools.

Planning the teardown

State law directs Oregon’s Environmental Quality Commission to bar the demolition of a residence unless an asbestos survey has been done. Cities may also ask for the survey and the abatement notice before a demolition, so ask the Building Division what to bring with your application.

Fire, water and storm damage

Fire, water, earthquake and wind damage have a rule of their own. Any asbestos uncovered during cleanup halts the job until the material has been wetted, sheeted over with 6-mil plastic and handed to a licensed abatement contractor to remove as friable waste.
